10-Year Property Investor Golden Visa in Dubai

Property Investment: Own property or properties in Dubai with a total value of at least AED 2 million. Multiple properties will be accepted under the applicant’s name.

Mortgage Considerations: If the property is mortgaged, a No Objection Certificate (NOC) from the bank is required.

Developer Statement Requirement: If the property is purchased directly from a developer, a statement of account from the developer is required to proceed with the residence visa application.

Presence in UAE: Applicants must be physically present in the UAE during the application process.No applications from power of attorney (POA) or 3rd party representatives like PRO are accepted on behalf of the applicant while he/she is abroad.

Joint Ownership by Spouses: Both spouses can apply for the Golden Visa if each owns at least AED 2,000,000. A legally translated and attested marriage certificate is required. If shares are unequal, only the main shareholder can apply and later sponsor the spouse.

Joint Ownership with First-Degree Relatives: Parents and children can apply for the Golden Visa if each owns at least AED 2 million. A legally translated and attested birth certificate is required.

Joint Ownership for Non-Relatives: Title deeds jointly held by partners are acceptable, provided the applicant`s individual share is at least AED 2 million.

Title Deed Requirements: The name on the title deed must match the applicant`s passport.

Property Revaluation: If the title deed reflects a value below AED 2 million, the property can be revalued. If the updated market value is AED 2 million or more, the applicant may then qualify for the Golden Visa.
